Hilton Garden Inn in Gallup, NM partnered with Project Search to allow interns to work side-by-side with its employees to learn about day to day tasks in the hospitality field.  The interns completed this program for the 2015-2016 school year and two were hired on as full-time employees.

The Project SEARCH High School Transition Program is a unique, business led, one year school-to-work program that takes place entirely at the workplace. Total workplace immersion facilitates a seamless combination of classroom instruction, career exploration, and hands-on training through worksite rotations.

ALBUQUERQUE, N.M. — A hotel a decade in the making could finally start rising this year near the Paseo del Norte and Interstate 25 interchange.

The Springhill Suites by Marriott could break ground this fall, a new $12 million project that will further bolster Total Management Systems’ hotel portfolio.

The Albuquerque-based company — which already has five hotels in Albuquerque and a total of eight statewide — initially started planning the Springhill Suites in 2006 but held off during the recession, the ensuing Paseo del Norte reconstruction and then through the completion of other projects.

“Once (the Paseo del Norte project) was completed, we had a couple other projects under construction and finished that up and now we’re taking it up again,” said Prakash Sundaram of Total Management, whose company last year worked with partners from the Allen Sigmon Real Estate Group to finish and open the Home2 Suites by Hilton hotel near the Big-I.

The new Springhill Suites will be a four-story, 92-room all-suites hotel representing the latest prototype for the Springhill brand, Sundaram said. It will have what he called a “contemporary” look and amenities meant to appeal to a younger generation of travelers, including an indoor pool and a more generously equipped fitness center.

“In the old days we used to put in two treadmills and elliptical and call it a fitness center,” he said. “Now we’re doing full size with weight stations and yoga mats.”

The plan is to build along Holly NE, between Interstate 25 and San Pedro. Sundaram said the area has several existing hotels that do well, giving him confidence in the potential of a new option.

Hotel business in the city has trended upward in recent years. According to Smith Travel Report, Albuquerque’s hotel occupancy rates have risen each year since 2012, and the average daily rate is also climbing.

Sundaram said those trends have played out within the Total Management Albuquerque portfolio.

“We’ve seen about three consecutive years of increases, so we’re feeling pretty good about the market as far as hotels go,” Sundaram said.

After shedding more than two-thirds of its assets during the recession, the Albuquerque-based hotel company Total Management Systems is in growth mode again.

The company spent $14.2 million last year to acquire two hotels near Gibson Boulevard. And along with the principals of Allen Sigmon Real Estate Group, the company finally completed the 123-room Home2 Suites by Hilton last year, located near the Big I.

 

 

Now, TMS is set to add two more hotels to its portfolio.

One hotel is in Albuquerque, located on a vacant site on the northeast corner of Paseo Del Norte and I-25 that’s next door to the recently opened Car Crafters.

 

Malini Perumal , Senior vice president of sales and marketing with TMS, said the company bought the 1.8-acre property 10 years ago — recognizing that the Paseo corridor was a growing area. But when the recession hit and construction started on the Paseo and I-25 interchange, the development was put on hold.

Perumal said now that the interchange is complete, work on the site is moving forward. The plan is for a 92-room hotel, to be branded SpringHill Suites by Marriott. The project cost is $12 million.

“We like the site because it’s in a great location, has great visibility and is in a growing area that has a lot of businesses, but not a lot of hotels that cater to corporate clients,” Perumal said.

The company will break ground on the hotel in the fall, and is expected to open in 2017.

 

 

 

 

TMS is also developing a 120-unit hotel in Las Cruces, on the campus of New Mexico State University just west of the Convention Center. The company was awarded the project through a request for proposals (RFP) about two years ago, which will cost between $16 million and $18 million.

Perumal said it’s the company’s first public-private partnership, and its first project in Las Cruces. The development is a partnership between TMS, NMSU’s Aggie Development and Allen Sigmon. Perumal said the company partnered with Allen Sigmon again because of their experience in development, and ability to attract investors.

“[Allen Sigmon] brings good ideas to the table. With their work in the community and in the real estate sector, they’re able to bring a good relationship with investors to the table,” Perumal said. “[The investors] are mostly local individuals that want to invest into hotels because they see it as a growing sector.”

The firm plans to break ground on the 2.7-acre site early next year.

 

Once the two hotels are completed, the TMS portfolio will total 10 hotels in the state. And they plan to invest even more into hotel development.

“The New Mexico tourism market here has always been good to us. And we’re from here and we want to invest in our state, to create more jobs and better the workforce,” Perumal said.

NMSU development board approves hotel on campus

LAS CRUCES – New Mexico State University is moving forward with a plan to lease 2.5 acres of university land just west of the Las Cruces Convention Center for a 120-room hotel next to the Las Cruces Convention Center.

The plan, which has been in the works for some time, was presented by developer Prakash Sundaram with Total Management Systems of Albuquerque to the Aggie Development Inc. board Friday and received unanimous approval. TMS operates eight other hotels around New Mexico.

The university will receive either $80,000 annually or a percentage of the hotel’s gross revenue, whichever is greater, said Scott Eschenbrenner, president of Aggie Development. For a number of years, the university has worked to develop a third-party hotel property on campus for the benefit of the community and students. In 2014, the NMSU Board of Regents created Aggie Development to better manage and develop the university’s property assets. Last year, regents approved a land lease to pursue the hotel project. In addition to the hotel, Aggie Development continues to develop other properties near the Las Cruces campus, including a proposed residential development north of East University across from the Pan American Center.

The proposed four-story hotel would face East University Avenue and be adjacent to the convention center, a feature local economic developers and tourism officials have long sought to enable the convention center to attract more and larger events, especially business conferences. It will also incorporate pedestrian walkways to connect to the convention center and to access the Heritage Garden, currently being designed by the university as an educational and aesthetic space for people to learn the agricultural history of the university.

The contract, which has been signed by Aggie Development and is binding, will go before regents next week for review, said Chancellor Garrey Carruthers. While Friday’s vote took just seconds, it was made possible by years of effort.

“We’ve only been working on this seven, eight years,” Carruthers said after the deal was inked.

And it fulfills an expectation that the university would eventually engage in a process to build the hotel with a third party. In this case, Sundaram said his company works with both Hilton and Marriott chains, and the private investors believe going with a new prototype design in the Courtyard by Marriott chain that can be modified will align with the university’s overall architectural style, Carruthers said.

“There was an expectation when we leased the land for the convention center, the university would develop a hotel,” Carruthers said.

Earlier attempts included proposals to build the hotel near the golf course and another to build it east of the convention center, across Union Avenue. Both were deemed less attractive locations because the hotel needed to have easy and immediate access for people attending events at the convention center.

Philip San Filippo, executive director of the Las Cruces Convention and Visitors Bureau, said the facility will open up more opportunities for the city to attract visitors. Since the convention center opened, some 37,000 room nights have been lost because potential conventions were turned off by the fact the convention center didn’t have an adjacent hotel, he said.

The next step will involve permitting and for the university to have the land annexed into the city, allowing Las Cruces to collect gross receipts taxes on the earnings from the business. The university will also ask for annexation by the city of a parcel of land south of the convention center, allowing for more parking to be added and a potential expansion of the center to include more breakout and small meeting rooms.

Those, said San Filippo, are the only missing pieces in the convention center’s puzzle. Sundaram said the plans for the hotel include an indoor pool, which may be eliminated in favor of an outdoor pool, with the interior space used for meeting rooms.

The hotel will also work in conjunction with the university’s Hotel, Restaurant and Tourism Management Department to train students in every aspect of running a hotel, Sundaram said. He hopes to take NMSU students and offer employment in his other hotels as well as prepare them for work in any facility, he said.

“This will be a great economic benefit,” Sundaram said. “Gross receipts taxes (for the city) should be around $900,000 in the construction phase alone” and create 50 or so construction jobs.
